- Can I landscape my lot? Landscaping is permitted and encouraged in line with our Architectural Guidelines.
- Can my family use my site?
Yes, your family can use your site with written permission submitted to the office.
- Can I rent my lot when I am not using it?
Yes, you can rent your lot when not in use. Silver Palms has a program in place for owners interested in renting out their sites.
- Where is the Cottage Neighborhood located? Cottages are located in the Cottage Neighborhood in Phase II, specifically on lot numbers 378–456.
- What additional costs are owners responsible for?
Owners are responsible for their real estate taxes and electricity, which is separately metered by Florida Power & Light (FPL).
- Can I rent out my lot?
Yes, lot rental is permitted. If rented through Silver Palms, the resort will handle site management, splitting the rental income 50/50 with the lot owner. Electric
- When will the Property Owners’ Association take over resort management? The association will assume control once 90% of all lots are sold by the developer.
- What are the Association Maintenance Fees, and what do they cover? The monthly maintenance fee is $339. It covers maintenance of buildings, roads, common areas, WiFi access, trash removal, lawn maintenance on your lot, and upkeep of all resort facilities, including water and sewer for up to 2,000 gallons per month.
- What are the monthly fees and what do they include?
The monthly fees amount to $339, paid quarterly at $1,017. These fees include water, sewer, trash pickup, and the cutting/blowing of grass on the respective site.
- Are storage sheds allowed on the lots? Yes, storage sheds up to 6% of the lot size are allowed. Shed sizes are subject to setbacks and county regulations, and any improvements require approval from the Community Control Board (CCB).
- Are gazebos, outdoor kitchens, and tiki huts allowed? Yes, these structures are permitted but must meet certain restrictions and be approved by the resort.
- Are there limitations on concrete or paver coverage on each lot? Yes, no more than 50% of each lot can be covered in concrete or pavers, as required by the South Florida Water Management District.

Yes, you own the lot with a fully deeded fee simple warranty deed.
